The city of Orlando is the county seat of Orange County, Florida. As of the 2000 census, the city had a total population of 185,951 (metropolitan area 1,644,561). A 2004 U.S. Census Estimates population count gave the city had a total population of 205,648 (metropolitan area nearly 1.8 million). The city's population may reach 220,000 in 2006. It is the sixth-largest city in Florida, and its largest inland city. It is also the state's third-largest metropolitan area, behind Miami-Fort Lauderdale-West Palm Beach and Tampa-St. Petersburg. Additionally, Orlando is home to the second largest university in Florida, the University of Central Florida.

 
Orlando is known for the tourist attractions in the area, particularly the nearby Walt Disney World Resort, which is in the Reedy Creek Improvement District . Other area attractions include SeaWorld and Universal Orlando Resort. Despite being far from the main tourist attractions, downtown Orlando has recently seen much redevelopment, with many more projects currently under construction or planned. One of the oldest attractions in this area is Gatorland. Orlando sees an estimated 52 million tourists a year. Orlando is the 2nd largest city in the country for number of hotel rooms.

Barbara prides herself on her ability to consistantly perform an accurate Comparative Market Analysis (CMA).

The number one reason a home fails to sell is because it has been overpriced. There are a number of reasons why a home receives an unrealistic price tag:

  • The seller insists on a high price in spite of current market conditions or the condition of the home.
  • The real estate agent makes a flawed analysis.
  • Or worst of all, the real estate agent inflates expectations in order to acquire a listing.

    Buyers and real estate agents shy away from an overtly overpriced home - it has little chance of being shown at all.

    Homes sell when they are priced "accurately" not "fairly".

    What most people forget is the obvious fact that lenders won't lend more money than the home is worth.

    But, this storyline happens more often than you may think...

    A CMA is out of line - therefore, so is the price - but, the buyer thinks the price is fair and agrees to purchase. The lender reviews the appraisal and it is lower than the purchase price. The lender won't make the loan. The buyer must now produce more cash down or you must renegotiate the price.
